The Top Real Estate Resolutions (And How to Keep Them)

Want to visit the gym more? Finally complete the home improvement project you’ve been working on? Save money for that new watch/car/house/vacation? January 1 is the perfect time to jumpstart your goals. If you’re like most people, according to Money Magazine, you probably have “stay fit,” “spend less,” or “enjoy the most out of life” on your list of New Year’s resolutions.

Did a few real estate goals make it on your list, too? You’re not alone. Here are a few of the most popular home-buying or home-selling goals, and a few tips on how to achieve them.

Buy Your First Home

You’re ready to take that first step to homeownership in the New Year. You likely already have an area or neighborhood in mind, and you have a few features that you’d like in your new home.

How to keep it: Buying a home is a major project. It may be easier for you to achieve this goal if you set smaller, more manageable goals, such as putting aside money every month for a down payment, reviewing your budget, and researching reputable lenders.

Make Extra Payments on Your Mortgage

If you currently own a home, you might be trying to pay it off quickly, knowing that paying even a fraction of your mortgage ahead of time can cut out a few years (and hundreds of dollars in interest). You might have even taken some time to determine how much you could feasibly pay extra every month.

How to keep it: Don’t feel like you need to make dramatic changes to your monthly payments. Instead, save up just a few dollars a week to put aside toward your mortgage.

Put Your Home on the Market

You’ve decided that 2017 is the year to sell your home. Maybe you’ve started getting rid of household items you no longer need, or maybe you’ve started making a few small home improvements. This is a great first step to achieving your real estate goals.

How to keep it: Forbes shared the secret to keeping New Year’s resolutions, and one of the top tips is to make your goals specific. If you want to sell your home for a high price, for instance, determine what amount you want for your home. Start researching which homes near you have recently sold to get an idea of market conditions and what prices are realistic. Just ask us for a Neighborhood Sold Report or a free home evaluation.

Invest in Your First Property

Have you been thinking about investing in real estate to make extra money? Because this type of investment requires a little more real estate and financial knowledge, you might have already started doing a little research before you begin. Knowing common terms, understanding the basics of investing, and having a good handle on your finances can save you time and effort down the road.

How to keep it: Maintain detailed records of your finances. Do your research. Give yourself a deadline to have your down payment and cash reserves (if you don’t have the cash to buy the property outright). Determine how much money you want to make. Then, set aside the time to meet with a real estate agent to talk about your goals and which properties would be best for you.

The Essentials for Entertaining Big in a Small Home

With the holiday season approaching, many homeowners are starting to plan get-togethers with friends or family. While entertaining can be more of a challenge in a smaller home, it’s not impossible to host a memorable dinner party with your loved ones if you’re working with limited space.

Here are a few tips for throwing a large dinner party in a small area.

Before Guests Arrive, Clean and Clear Your Home

You don’t have to put as much effort into cleaning and decluttering as if you were selling a home; the basics will do.

Put away any unnecessary furniture, home décor, and kitchen appliances before the dinner party. Clean and dust the rooms that guests will visit: bathrooms, the kitchen, and the dining area. If you have pets, don’t forget to vacuum upholstery and stash toys or the litter box out of sight.

Get Creative with Guest Seating

You likely don’t keep a dozen matching chairs in storage just for dinner parties. Show off your creativity by relocating chairs, stools, benches, or ottomans currently in your home around the dinner table.

Maximize Your Table Space

Invest in a tiered platter for dinner parties. Raising the serving plates gives the appearance of more space on your counters and tables and keeps your serving stations from looking cramped.

To further free up space on your dining room table, keep the centerpiece decorations to a minimum. Instead, hang decorations from your walls or ceiling to maximize your space.

Trying to Make the Most of Your Space?

If you’re downsizing but still want to entertain friends and family in your new home, there are many ways to make the most of your space while still enjoying memorable occasions with your loved ones. As real estate experts, we can share downsizing tips and help you find a home that’s just the right size. Contact us to learn more.

These Small Home Improvements Can Pay Off Big When Selling

First impressions matter when selling a home. But the first thing buyers see isn’t always your staged living room or upgraded kitchen. The price is the first impression buyers have of your home. The price also determines whether buyers skip over your home or go inside for a better look.

Home buyers are attuned to the market. When they are searching online for properties and browsing through listing photos, they can easily spot a home that is not worth the price tag attached to it.

The Simplest Ways to Add Value to Your Home

There are many ways to add value to your home, but don’t waste your time and money with major home improvements that won’t pay off. Instead, focus on these small, often overlooked tasks. Even the smallest fixes can significantly increase your home’s market value.

Replace Doorknobs and Other Hardware

Is the front doorknob worn or tarnished? Are your light fixtures outdated? Replacing the hardware in your home, even though it’s just a cosmetic fix, can make a world of difference when you sell your home.

Paint the Walls a Neutral Color

A fresh coat of paint can leave your home looking like new. Choosing neutral colors, such as beige or grey, for your walls allows buyers to easily picture their belongings in your home. Lighter tones also create the illusion of more space.

Declutter Your Home

Buyers want to see a home that is organized and well-kept, both in person at showings and online in listing photos. Donate, discard, or store any furniture or household items that are not absolutely necessary in each room. Decluttering your home is the best way to add value, maximize space, and make a great first impression.

Don’t Touch the A/C! 7 Tips to Stay Cool and Save Money

It’s easy to just crank up the air conditioning during the hottest months of summer. Sure, the energy bill may be higher, but it’s worth the extra expense to keep your home cool — right? Or are there any sure-fire ways to save money and stay cool indoors?

Before you reach for the thermostat, try these DIY energy-saving tips to keep your home comfortable and keep you from breaking the bank.

1. Raise the A/C Temperature — Yes, Really

It’s better to keep the air conditioning down, but if you want to keep it on, raise the thermostat to a comfortable temperature. When you’re at home (or have buyers viewing your home), set the thermostat to 78 degrees Fahrenheit (25 Celsius). When you’re away, set the thermostat to 85 Fahrenheit (29 Celsius).

The trick is to find the temperature that’s comfortable, not too cold or too hot. This is crucial if you’re selling your during the summer. No buyer wants to step inside and still be sweating during a showing!

2. Wash Dishes and Do Laundry at Night

You’ll want to avoid using as many heat-generating appliances or lights as you can during the summer. Use your dishwasher, dryer, or oven only during the coolest parts of the day, either in the early morning or evening. You can even air-dry your dishes and use the stove or microwave instead of the oven.

3. Unplug Electronics When You’re Not Using Them

Did you know your appliances still use power when plugged in, even if they’re turned off? One way to reduce your energy bill during the summer is by unplugging anything that you’re not using.

4. Close the Blinds During the Day

A little bit of sun can make a huge difference in your home’s indoor temperature. Cut down on the sunlight streaming in through your windows (east- and west-facing windows in particular) by closing the blinds and curtains and replacing heavier curtains with sheer ones.

During summer home showings, however, you still want to let in a little natural light to brighten up your home. Make it count.

5. Turn the Fans On

If your home has ceiling fans, use them. According to the US Department of Energy, using a ceiling fan will let you raise the thermostat by 4 degrees Fahrenheit without changing how comfortable your home feels indoors.

6. Replace Your Incandescent Light Bulbs

Incandescent bulbs give off a lot of heat compared with compact fluorescent lights and LED bulbs. A small but effective way to keep your home comfortable (and save some money in the process) is to replace any incandescent bulbs with more energy-efficient ones.

7. Find the Gaps and Close Them

How well is your home insulated? Is any heat getting in from a leaky door or window? Seal any cracks with caulk or weatherstripping to keep the cool air inside.

“Summerize” Your Home for Showings

When you’re selling your home during the summer, remember that home showings are all about brightening your home and making it look and feel comfortable. You don’t have to crank up the A/C for home buyers during a showing. You can use these energy-saving tips to make it cooler indoors without having to pay those higher energy bills.

We have plenty of other tips to help you sell your home. Call us and let’s talk.

Everyone wants to save money on energy bills every month. But did you know that having today’s popular energy-efficient features in your home can also save you time and stress when you sell your home?

More and more first-time home buyers are searching for homes in the area, so there is more of a demand for move-in ready homes or homes with certain features.

As Millennial Magazine notes, what buyers are looking for in a home include open floor plans, homes with great cell service, and energy-efficient features.

4. Energy-Efficient Appliances

There are plenty of cost-saving options for the appliances throughout your home. Energy Star offers many appliances and equipment from kitchen appliances to water heaters that are popular energy-efficient home features.

3. Green Home Construction

Materials involved in home construction can be also be energy-efficient. Different types of insulation and energy-efficient windows, such as low-emissivity (low E), can be installed to reduce your heating and cooling costs.

2. Low-Flow Plumbing Fixtures

A way to save money on your water bill is to replace your toilet, faucet, or shower head with a low-flow toilet and water-conserving features.

Using these bulbs can also help you as you’re selling your home, too; brighter rooms are more appealing to buyers who are scrolling through online listing photos and viewing homes.

Today’s home buyers may be searching for a home that is similar to yours, and if you have the energy-efficient home features they are looking for, they may value your home more.

10 Easy Spring Cleaning Ideas

The month of March brings spring, and with spring comes bright budding flowers, longer days, warmer weather, and spring cleaning. There is no better way to shake off the dreariness of winter than a freshly cleaned home ready to welcome the season. Here are 10 easy ways you can clean your home for spring.

homeowners on a couch in front of open windows1. Open the Windows

There’s nothing like the sun shining through your windows to usher in the feeling of spring.

Throw back the curtains, part the blinds, and open up the windows to let the fresh spring air waft through your home.

2. Organize Your Closets

If you are running out of closet space, you can put away many of your bulky winter clothes to leave room for your spring wardrobe. You can even take a few extra minutes to sort out any clothes you no longer wear to donate, giving you even more room for the upcoming season.

3. Use Detergent as an All-Purpose Cleaner

A little bit of laundry detergent can go a long way. Warm water, laundry detergent, and items that you may have around the house can help you clean:

  • oil spills
  • carpets
  • cabinets
  • stovetops
  • sinks
  • toilets
  • walls
  • countertops
  • bathtubs
  • and more!

Recipes for all-purpose cleaners recommend just 1/4 cup of detergent for 5 gallons of water. Simple and effective.

4. Brighten Rooms with Simple Changes

A simple change of pillows on a sofa or comforters on a bed can make a world of difference. You can rotate these household items seasonally, keeping your décor fresh and rooms feeling like new with very little effort.

5. Reorganize Living Areas

Again, small changes can make a big difference in the look and feel of your home, and rearranging the furniture in main living areas can leave your home feeling fresh and ready for spring.

6. Clean Light Switches and Fixtures

Take a few minutes to wipe fingerprints off light switches, dust your lamps, tighten the screws on any loose door hinges, and replace any incandescent light bulbs with brighter and more energy-efficient bulbs.

A few indoor flowers and plants can bring the fresh blooms of spring into your home, brightening living rooms, kitchens, or windowsills with ease.

The Perfect Super Bowl Party

Hosting the Super Bowl Party? You want it to be an event you and your guests remember for years to come.

Super Bowl parties can be messy. Crumbs and dirt from your guests’ shoes can embed themselves in your carpet. Drinking glasses and plates can pile up. Not to mention that the late-night messes can leave you feeling frustrated. Not to worry! We have a few Super Bowl party ideas that can help you minimize the mess.

Game-Changing Super Bowl Preparations

Before you place the perfect decorations and put the snacks out on the table, prepare for game night with these helpful tips.

1. Buy Disposable Table Covers

Protect your coffee table from scuffs and crumbs by covering it with a disposable cover. Use a plastic tablecloth or a roll of brown paper. For extra security, you can tape the edges to the underside of the table. After that, all you have to do is scoop up whatever’s left — including broken chips, bits of salsa, and water rings — and toss it out.

2. Put Everything in Easy Reach

Every second counts during the Super Bowl, both during the game and during the commercials. No one wants to miss any of the action while heading to the kitchen to grab another drink or handful of chips.

Let your guests stay glued to the TV. Keep the food within easy reach on a large table in front of the couch. (The disposable table covers will definitely come in handy here.)

3. Go Bite-Size with the Snacks

Keep the mess to a minimum and select the best snacks that are bite-sized. You can stick toothpicks into your appetizers, too, to add an element of style to your snack selections.

Check out these recipes for bite-size snacks on the Food Network or these appetizer recipes from Better Homes and Gardens for great bite-sized snack ideas.

4. Prepare Your Stain Removers

It’s always helpful to prepare for spills, and having carpet cleaner on hand can help you prevent stains from forming on your carpet or on your sofa.

A little bit of dishwashing detergent can go a long way to clean up soft drinks, wine, and beer. Visit Good Housekeeping for easy cleaning solutions for just about any kind of stain, including beverages.

5. Stick with Disposable Plates

Avoid any mishaps and broken dishes by buying disposable plates, bowls, cups, and silverware before game day, and have your guests personalize their glasses with a permanent marker to prevent any misplacing. Then, instead of having to wash dishes, you can toss everything into the trash bag and stick it in the garbage.

Home Organization Tips for the New Year

Happy New Year!

Now that 2016 is here and the busyness of the holidays is over, many people are setting New Year’s resolutions — whether personal, professional, or real estate-related. It is the perfect time to set goals and welcome the new year with a fresh start. And what better way to start the new year fresh than by cleaning and organizing your home?

10 Ways to Get Rid of Last Year’s Clutter

“Out with the old, in with the new” as the saying goes. To help you start fresh with a clean and organized home, here are ten tips for kicking out the clutter and keeping it out in the new year.

1. Tackle Holiday Messes First

The busyness of the holidays often brings messes — shredded wrapping paper, loose Christmas tree needles, half-eaten leftovers in the fridge. Cleaning up from the holidays is a great place to start, and HGTV offers a great article about how to clean your home in 45 minutes.

2. Vacuum the Floors

Now that the holidays are over and the constant flow of guests has diminished, give your floors a little TLC with a thorough vacuuming. Even this simple cleaning task can make a world of difference in the look and feel of your home.

3. Open the Windows

Freshen up your living spaces by letting in the natural light. Opening the windows helps make your home seem more inviting to both you and your visitors.

4. Refresh and Rearrange

Tired of the layout in your living room or bedrooms? Mix it up for the new year to add flow and a fresh look to your home.

5. Dust in High and Low Places

Give your rooms a thorough dusting to get rid of last year’s grime, starting with the lowest shelf on the bookcase and moving up to the ceiling fans and the hardly seen areas behind your shelves.

6. Replace Light Bulbs and Fix Squeaky Doors

Have a minor fix that you haven’t gotten around to correcting yet? Maybe it’s the burnt-out lightbulb in your bathroom or squeaky door to your closet. Make those tiny repairs now and your home will start to feel new again.

7. Organize and Declutter

We all have that one space we use as a catch-all for our miscellaneous clutter, whether it’s a closet, a chair, or a table. This year, keep the clutter at bay by getting rid of unused items, removing the clutter catch-all, or organizing everything in labeled bins.

8. Donate or Discard Old Clothes

What better way to say “out with the old” than to get rid of any shirts, jackets, pants, or shoes that you no longer wear? Now you’ll have more space in your closets and more room for new clothes.

9. Deep Clean Your Bathroom

A clean shower door and bathroom wall can do wonders to enhance the overall appearance of your bathroom. DIY Network has several easy cleaning tricks for bathroom sinks, shower heads, and toilets that you can use to get rid of the built-up soap scum and grime.

10. Put Out a New Welcome Mat

What better way to welcome the new year and your guests than with a new, clean welcome mat? You’ll impress your visitors from the moment they walk in, and that curb appeal can do wonders for how even your neighbors perceive your home.

Decluttering Works Well During Home Staging, Too

These home organization tips can work wonders when you sell your home, since the foundation of home staging includes decluttering and cleaning to give buyers the best first impression. If you are selling your home in the new year, we can recommend other home staging tips and resources to help you sell your home quickly and for top dollar.

10 Winter Home Improvements That Are Worth The Investment

We hope everyone had a memorable Thanksgiving Day last week and enjoyed the long holiday weekend.

With December officially upon us, residents can expect temperatures to continue to dip as we head into the New Year.

So today, we wanted to share with you some relatively easy home improvements that you can make that will save you money during the winter months.

Home Tips for Saving Yourself Money This Winter

Here are 10 home improvements that you can make this winter that will save you both money and energy:

Caulk around windows and doors, making sure that all cracks and holes are sealed. This will keep the cold air out of your house, which will keep your heater from working overtime. If necessary, you might also consider adding or replacing weather stripping.

Add area rugs to your tile and wood floors. This creates an extra layer of insulation in your home and also makes it easier to walk around your home in bare feet during the winter time.

Install glass doors that close off your fireplace. This will not only keep cold air from coming down and through your house but it will also prevent warm air from escaping through the chimney. Also, if you use your fireplace, make sure to close the flue when you’re finished.

Insulate your attic door. For instance, you can buy covers for your attic staircases or openings. This will actually help you reduce energy costs all year long.

Cover your windows. Even if you don’t have storm windows, you can create your own with a window insulation kit. And inside your house, consider using insulated drapes.

Buy Insulated Garage Doors and Exterior Doors. Typically, the garage doors that come with most homes aren’t insulated. You can change that to save on energy costs.

Add insulation to your home throughout. This includes in the attic as well as the crawl space, garage and basement. Experts recommend that you add insulation if you haven’t done so in more than 20 years.

Reverse Ceiling fans. Some people may not be aware of this but you actually have the option of reversing your ceiling fans. Running them counterclockwise makes it cooler during the summer months but by making them clockwise, they will circulate warm air back into the room.

Replace your furnace filters. Just like with anything else, dirty furnace filters will make it work less efficiently. Generally speaking, filters should be changed every month during the heating season.

Replace your outdated furnace altogether. If your furnace is older, you might consider purchasing a newer unit that is going to produce more heat with less energy. Just make sure that you get the right size for the space you have.

If you want to take your home-savings even further this winter, you can check out the U.S. Department of Energy’s do-it-yourself energy audit on their website. Or you can call a contractor and request a professional audit.

Home Improvements That Pay Off When Selling Your Home

Not all home remodeling projects are created equal – especially when you’re trying to get the biggest bang for your buck when it comes time to sell your property.

So before you spend thousands of dollars on that home remodeling project you’ve been dreaming about, make sure that you’re armed with the facts first.

Today, we’re going to tell you which of the most common home renovation projects are worth the investment, and which ones you’re better off doing without. The answers may surprise you.

Roofs and New Siding: Not Very Glamorous but Quite Impactful

Remodeling Magazine reports that you’re more likely to recoup your investment on such features as your roof or your siding than you are on bathroom or kitchen remodels.

In fact, siding replacement recouped 92.8 percent of its investment while roof replacements recouped 90 percent or more at resale.

Roof replacement appears to be most important to buyers in the east, with home owners recouping an average 96.3 percent of the cost. In the Midwest, that average return was around 71.1 percent.

That’s because home buyers care more about the overall structure of the home than they do about an aesthetically pleasing kitchen.

What’s more, a recently replaced roof or new siding tells buyers that their maintenance costs are going to be low to non-existent for the first few years. And it’s impossible to understate how important that is to buyers.

Kitchens: A Sound Investment or Not?

The consensus is unanimous: Kitchen remodels are an excellent way to spend your home renovation dollars – but only if you don’t spend too much out the gate.

In fact, minor kitchen remodels (in the ballpark of $15,000 or less) returned 92.9 percent of the investment. That number dropped off on bigger remodeling projects in the kitchen.

Some features to focus on in the kitchen include all wood cabinets, commercial-looking appliances, stone floors and stone counter tops.

How About Bathrooms?

Bathrooms are also a fantastic place to invest your home remodeling dollars. Often, home owners are pleasantly surprised to discover that they get a 100 percent plus return on their investment.

For instance, a $9,400 bathroom remodel in Baltimore recently recouped 182 percent of its cost at resale.

Some features that you may want to focus on during a bathroom remodel include floor-to-ceiling steam showers and walk-in showers.

And if you only have one bathroom in your home, spend your money on adding a second bathroom instead of remodeling the only bathroom you have.

Don’t Forget To Consider Your Home’s Curb Appeal!

People often focus their remodeling dollars on the inside of the home but the exterior is just as important – if not more so.

After all, a potential home buyer will form an opinion about your home before they ever step foot inside.

Perhaps that’s why adding siding is such a sound investment when you look at the return you could get at resale.

Another way to make sure your home has adequate curb appeal is by adding a front porch or other architectural features to make your home more inviting.

Give Buyers Extra Room to Grow

Finally, consider adding another room to your home during a remodeling project.

We’ve already talked about the benefits of adding a bathroom. But the same principles hold true for other room additions as well.

In fact, for every 1,000 square feet added to a home, your sales price will increase by more than 30 percent, according a 2005 National Association of Realtors study.

One caveat to this rule: Don’t add so much extra space that your home becomes the most expensive home in the neighborhood. That’s a sure way to turn off home buyers.

Just a Few More General Notes About Home Remodels

Regardless of what type of project you select, remember that the following factors will also help determine your return on investment:

  • The Value of Your Home
  • The Value of the Homes in Your Neighborhood
  • The Housing Market You’re Located In
  • How Soon You Sell Your Home After the Home Improvement Project
  • The Quality of the Home Improvement Project
